I work exclusively with institutional and professional clients who manage complex assets, amid regulatory constraints, budget accountability and confidentiality. They are organisations with deadlines imposed by third parties — a Fire Brigade command, a three-year programme, a deed of sale — that need to know not only which interventions are required, but in what order to tackle them and with how much time remaining. This is why I follow few engagements at a time: it is what makes it possible to meet those deadlines, without ever passing the building to someone who has not seen it, and to follow every filing through to the issue of the title, not to the delivery of the documents.

An integrated diagnosis produces three concrete deliverables.
Not a generic report: three operational documents that a decision-maker can bring straight to the Board, the Municipal Council or the ownership. They all stem from the same assessment and speak the same language, that of those who must decide where to invest, with which priorities and with what expected return. No recommendation stays qualitative: where a figure is needed there is a figure, where a deadline is needed there is a deadline.

Every design decision
has a reason of its own.
When I analyse a building I do not start from the discipline I have been assigned: I start from the building. The structural analysis informs the fire-safety choices, fire compartmentation constrains the thermal envelope, the envelope in turn bears back on the structural loads. Optimising one discipline at a time produces documents that are each correct yet contradict one another; governing them together produces a project in which costs are not duplicated and every intervention takes the others into account. The Integrated Diagnosis is not an additional service: it is the way I understand engineering applied to buildings.

On purpose.
The trust of institutional clients is the most important asset of this practice. Public bodies, hotel owners and private estates entrust me with assessments of sensitive properties: I do not publish names, images or references that could lead back to a client or a building, even when I would be contractually entitled to. This applies to this website as to any promotional material. Anyone requiring specific references is put directly in touch with those who can provide them, respecting the confidentiality of everyone involved. It is a rule with a real commercial cost, and for that very reason it says more than any portfolio.
