It is a technical analysis that simultaneously addresses a building's three main compliance areas: structural safety (load-bearing capacity and seismic resistance), fire prevention (compliance with Italian D.M. 3/8/2015 and D.P.R. 151/2011) and energy performance (EPC classification and EPBD 2024 compliance). The integrated approach has a clear advantage over separate assessments: the three disciplines inform each other. A structural retrofit can be designed to optimise thermal insulation at the same time; fire compartmentation can be coordinated with building services to reduce installation costs.

The integrated approach is particularly effective in four scenarios: (1) change of use: a property moving from office to hospitality use, or a publicly owned asset repurposed for a new function, must meet different standards across all three disciplines; (2) major refurbishment: when structural works are planned, it is the right moment to design thermal insulation and fire compliance in the same project; (3) acquisition of a complex property: technical due diligence on hotels, multi-storey buildings or multi-property estates is more complete and less costly when carried out in a single coordinated site visit; (4) generational succession or change of management of an activity requiring a fire certificate (CPI): the right moment to verify overall compliance before taking on responsibility for the licence.

The Integrated Diagnosis is structured in four phases: assessment (2–4 weeks: site visit, document collection, analysis across the three disciplines); briefing meeting (a direct meeting to share findings and define the intervention roadmap together before any design work begins); coordinated design (4–8 weeks: intervention design with cross-discipline optimisation); certifications (variable: administrative timescales depend above all on the Fire Brigade commands for the CPI and on the regional Genio Civile office for the seismic filing; the EPC is drafted and filed in its own time, without waiting on third-party bodies). The overall duration is typically shorter than the sum of three separate processes, because there are no coordination cycles between independent specialists.

Yes. Even limited works benefit from a unified view. Upgrading the energy performance of one wing of a school building is an opportunity to check the condition of the load-bearing masonry in the areas involved. Installing a new fire door on one floor of a hospitality building can be coordinated with the thermal zoning of that floor. The integrated approach does not require a comprehensive intervention: it identifies synergies and conflicts between works even when they are limited to part of a building.

With three separate specialists, each expert works within their own domain. The result is technically correct for each discipline but may be suboptimal in terms of overall cost, works sequence and interference between systems (structural, building services, envelope). With integrated diagnosis, a single professional governs all three disciplines: decisions in one area influence the others. The result is a coherent project that minimises redundant works and maximises investment value. There is also a single interlocutor and a single professional liability.

The Studio has carried out seismic vulnerability assessments and preliminary diagnostic surveys on school buildings, public administration properties and defence facilities, alongside statutory structural inspection (collaudo statico) work on structural interventions during construction. Yes, although the context differs. For new construction, all three disciplines are normally addressed at the design stage as requirements to be met. The added value of the integrated approach lies in coordination from the building's conception: the structure is sized taking into account the layout of fire safety systems and the thermal bridges generated by structural connections. For new construction, this means fewer variations during construction, fewer inspection burdens, and fewer compatibility issues between systems. For existing buildings — which make up the vast majority of Italy's building stock — the value is even greater: every intervention is an opportunity for improvement across multiple fronts.
